Project Description
Subject to conditions prescribed by the University of California, Los Angeles, sealed bids for a Job Order Contract are invited for the following work:

University is seeking to hire a contractor to perform telecommunications structured cabling work that will be delivered by Job Order Contracting (JOC). As described in more details in the Bidding Documents, Work under the JOC will be limited to the following:
1. Intra-building telecommunications structured cabling construction involving low voltage systems trade work where the value of each job performed is between $5,001 and $950,000, and where work is performed in any on-campus building excluding the Ronald Reagan UCLA Medical Center, 100 Medical Plaza, 200 Medical Plaza, and 300 Medical Plaza.
2. Intra-building telecommunications structured cabling construction involving low voltage systems trade work where the value of each job performed is between $1 and $5,000 to support University Capital Improvement and Remodel projects when a General Contractor is present and where work is performed in any on-campus building excluding the Ronald Reagan UCLA Medical Center, 100 Medical Plaza, 200 Medical Plaza and 300 Medical Plaza.
3. Intra-building telecommunications structured cabling construction involving low voltage systems trade work where the value of each job performed is between $1 and $400,000, and where work is performed in the 100 Medical Plaza (Manoukian Medical) building.
4. Intra-building telecommunications structured cabling construction involving low voltage systems trade work where the value of each job performed is between $1 and $950,000, and where work is performed in the following off-campus owned University facilities: UCLA Westwood Center, UCLA Wilshire Center, and UCLA Wilshire Glendon Museum Building.
5. Intra-building telecommunications structured cabling construction involving low voltage systems trade work where the value of each job performed is between $1 and $950,000, and where work is performed in off-campus leased facilities.
6. Inter-building telecommunications structured cabling construction involving low voltage systems trade work where the value of each job performed is between $1 and $500,000, and where work is performed in any on-campus building.

The Job Order Contract will have a Maximum Contract Value of $4,000,000.00 for the 1-year Base Term, and $4,000,000.00 during each 1-year Option Term, if exercised by University.

Subject to conditions prescribed by the University of California, Los Angeles, responses to the University's prequalification documents for a CM at Risk contract (on which the University is considering utilizing Best Value Selection methodology) are sought from prospective prime contractor bidders for the following work:

This Project shall be located on the existing University Extension (UNEX) building site in the Bridge Zone of the campus, at 10995 Le Conte Avenue, in the northwest quadrant of the Le Conte Avenue/Gayley Avenue intersection and east of Levering Avenue. The Project shall accommodate up to 1,350 upper-division undergraduate beds in apartment units that will consist of one-, two-, three-, and four-bedroom apartments, with the majority of them 2 Bedrooms/6 Beds. Ground floor student support space shall include common study, meeting, mailroom and laundry facilities. The UNEX building, a 95,000 GSF office and classroom building built in 1971, shall be demolished. The development shall consist of a single building with heights that may vary between 9 and 20 stories. The building shall total up to 350,000 GSF and be Type-I high-rise, concrete construction. Exterior materials shall include a combination of glass and metal panel curtain wall and storefront systems, fiber cement panel systems, integral color cement plaster, and architectural grade exposed structural concrete. The Project shall comply with the University of California Policy on Sustainable Practices and achieve a minimum LEED – NC Silver and target to achieve a LEED – NC Gold Certification rating.

Franz Hall Tower is an eight-story building (plus penthouse) with three stories below grade. The Project shall provide seismic corrections on floors 1 through 6 and program improvements on floors 1 through 8, to the 123,723 gsf Franz Hall Tower, which has a Level V seismic performance rating. Upon completion of the work, the seismic rating shall be upgraded to Level III. Mandatory code upgrades triggered by the structural work shall involve disabled access upgrades and fire/life safety improvements. Program improvements to select areas on floors 1 through 8 - not directly impacted by the seismic scope - shall include reconfiguration of walls to improve space utilization and functionality; modifications to building systems; replacement of ceilings, lighting and finishes; and construction of accessible occupancy restrooms and accessibility upgrades along the path of travel as required by Applicable Code Requirements. Space types located on the above-grade levels include dry research laboratories, faculty and staff offices, graduate student offices, classrooms, meeting rooms and scholarly activity space. University currently anticipates that the construction work will be sequenced in (2) phases to allow ranges of floors to be occupied during construction. Impacted occupants shall be temporarily relocated by University. The basement levels of the tower and the other buildings in the complex shall remain operational during construction. Disruptive work shall be performed off-hours to minimize impacts to occupants remaining in the building during construction.
