Contractor shall provide modernization of existing elevator cabs 477, 478, 479, and 480 at De Neve Plaza's Acacia and Birch buildings. Modernization work shall include upgrading the following:

1. Hydraulic Systems.

2. Elevator mechanical, communication, and electrical systems.

3. Car opening panel (COP) and hall lanterns.

Existing cab flooring and overhead lighting shall remain. The sites shall remain occupied throughout construction. Only one elevator cab, at each location, shall be out of service at a time. At each location, Contractor shall complete all Modernization work on a single elevator cab, including scheduling and covering cost to successfully pass State Inspection and placing elevator cab back in full operation, prior to commencement of work on second elevator cab at each location.

Demolition: The existing grease interceptors/holding tanks, sump pump, and diverter valve will be removed and disposed of. The existing equipment is located on the north side of Covel Commons open to sky with the service driveway, loading dock, and Maintenance Yard adjacent to the tanks and pump area. Existing vent pipes for the tanks and point of connection of sewer lines 5 feet from the building line will be removed along with ground cover and and irrigation lines. An existing control panel and irrigation control valves will be removed. A concrete walkway servicing the electrical room will be demolished allowing for removal and excavation of the existing tanks and pump.

New Construction: The new grease interceptors, pump, and controller will be furnished and installed at the same locations as the removed equipment. New sewer lines, sewer laterals, vents, diverter valves, irrigation and irrigation controller, and landscape will be furnished and installed. A new, poured-in-place concrete sidewalk and curbs removed or damaged during excavation will be installed. Provide a new underground vent line from the new sump pump to connect to interior waste vent lines.

Borings from the surrounding area were taken for soil contamination testing. No contamination was found. Refer to Geotechnical Report referenced in the Information Available to Bidders contained in the bidding documents.

The University seeks to hire a contractor to perform finish carpentry, casework fabrication, and installation construction work on an "as needed" basis that will be delivered by Unit Price Job Order (UPJO), and occur on the UCLA Westwood campus as well as off-campus facilities owned by the University.

As described in more detail in the Bidding Documents, work under the UPJO will be limited to the following:

Finish carpentry, casework fabrication, and installation construction work related to Minor Improvement Projects as well as work which includes repairs of, or alterations to, buildings, structures, or facilities to continue their usability at the designed level of service.

Each Job Order shall have at least 51% of the work within the advertised license classification specified herein. Work outside said license classification may be self-performed by Contractor when said work is considered incidental and supplemental to the performance of the work in the craft for which the specialty contractor is licensed and is essential to the accomplishment of the work in which the contractor is classified. In such cases, the value of said incidental and supplemental work shall not exceed 5% of the Job Order Sum. If the work outside the Contractor’s license classification exceeds 5% of the Job Order Sum, then Contractor must either hold the appropriate additional specialty license classification or subcontract the work to an appropriately licensed subcontractor.

Subject to conditions prescribed by the University of California, Los Angeles, Proposals for a Design Build contract are invited from Prequalified Proposers for the following work:

Design and construction of a faculty housing and parking structure on a 25,732 gsf lot at the corner of Hilgard and Lindbrook Avenues in Westwood, California. The housing shall consist of residential building(s) reaching a maximum height of 78 feet over two levels of underground parking. Room make up shall be mostly 1,000 square foot, 2 bedroom-2 bathroom apartments with living areas and kitchens. Units shall be equipped with a refrigerator, oven, range, microwave oven, dishwasher, washer and dryer for in-unit laundry. The ground floor shall provide lobby and mail facilities; residential support space shall include space for housekeeping, maintenance, communications and trash/recyclable/compostable functions. Vehicular access to the subterranean parking shall be via service driveway from Hilgard Avenue.

The scope of work includes the complete design and construction of the complex including site preparation; installation of a storm water capture system and connection to the city sewer main; provisions for domestic water, fire water, irrigation, sewer, gas, and electrical utilities from city services; and installation of telephone and communications connectivity including cabling, cable television, wireless networking, and an electronic card key security system. Site work includes replacement of city owned sidewalks and street trees impacted by the work; and landscape and hardscape improvements.
