The University is seeking to hire a contractor to perform drywall and framing construction work on an "as needed" basis that will be delivered by Unit Price Job Order (UPJO) and occurring on the UCLA Westwood campus as well as off-campus facilities owned by the University. As described in more detail in the Bidding Documents, work under the UPJO shall be limited to the following:

Drywall and framing construction work related to Minor Improvement Projects as well as work which includes repairs of, or alterations to, buildings, structures, or facilities to continue their usability at the designed level of service.

Each Job Order shall have at least 51% of the work within the advertised license classification specified herein. Work outside said license classification may be self-performed by Contractor when said work is considered incidental and supplemental to the performance of the work in the craft for which the specialty contractor is licensed and is essential to the accomplishment of the work in which the contractor is classified. In such cases, the value of said incidental and supplemental work shall not exceed 5% of the Job Order Sum.

Refer to Exhibit 21 of the bidding documents for work excluded from this UPJO.

The total combined cost for all Job Orders issued will not exceed the Maximum Contract Value of $5,000,000.00 during the 1-year Base Term, and $5,000,000.00 during each 1-year Option Term, if exercised by University.

When the work of a job consists only of the trade of this UPJO, the cost of any individual Job Order Authorization will be from $50,000.00 to $500,000.00.

When the work of a job consists of multiple trades, the cost of any individual Job Order Authorization for this UPJO will be from $100.00 to $500,000.00.

The Project consists of providing seismic corrections to the 292,330 GSF, Neuropsychiatric Institute building in the UCLA Center for Health Sciences (CHS). Mandatory code corrections triggered by the structural work include disabled access upgrades and fire/life safety improvements. Work shall include:
1. Selective structural strengthening at columns, beams and shear walls with Fiber Reinforced Polymer (FRP), cast-in-place concrete or shotcrete and installation of drag-struts for seismic load transfer.
2. Replacement of existing non-compliant fire alarm system on 1-West, (first floor-west wing) and repair existing code-compliant fire alarm system where impacted by structural work.
3. Modification of programming for 1-West fire alarm modifications.
4. Removal and replacement of existing fire sprinkler system where impacted by structural work.
5. Disabled access upgrades to existing door hardware, toilet room facilities and water fountains.
6. Repair of waterproof roof membrane where damaged by project scope.
7. Modifications to architectural elements impacted by structural work, including sun shades, canopies, windows, brick facade, etc.
8. Removal of interior finishes impacted by structural work and replacement in-kind.
9. Hazardous material abatement.
10. Work sequencing and phasing.
11. Preconstruction services.

The buildings will remain occupied and operational during construction and require the coordination and staging of occupants. All work will be sequenced and phased with the performance of disruptive work occurring during off-hours.

Franz Hall Tower is an eight-story building (plus penthouse) with three stories below grade. The Project shall provide seismic corrections on floors 1 through 6 and program improvements on floors 1 through 8, to the 123,723 gsf Franz Hall Tower, which has a Level V seismic performance rating. Upon completion of the work, the seismic rating shall be upgraded to Level III. Mandatory code upgrades triggered by the structural work shall involve disabled access upgrades and fire/life safety improvements.

Program improvements to select areas on floors 1 through 8 - not directly impacted by the seismic scope - shall include reconfiguration of walls to improve space utilization and functionality; modifications to building systems; replacement of ceilings, lighting and finishes; and construction of accessible occupancy restrooms and accessibility upgrades along the path of travel as required by Applicable Code Requirements. Space types located on the above-grade levels include dry research laboratories, faculty and staff offices, graduate student offices, classrooms, meeting rooms and scholarly activity space.

The University currently anticipates that the construction work will be sequenced in (2) phases to allow ranges of floors to be occupied during construction. Impacted occupants shall be temporarily relocated by the University. The basement levels of the tower and the other buildings in the complex shall remain operational during construction. Disruptive work shall be performed off-hours to minimize impacts to occupants remaining in the building during construction.
