The University seeks to hire a contractor to perform building automation construction work on an "as needed" basis that will be delivered by Unit Price Job Order (UPJO), and occur on the UCLA Westwood campus as well as off-campus facilities owned by the University. As described in more detail in the Bidding Documents, work under the UPJO will be limited to the following:

Building Automation construction work related to Minor Improvement Projects as well as work which includes repairs of, or alterations to, campus buildings, structures, or facilities to continue their usability at the designed level of service.

Each Job Order shall have at least 51% of the work within the advertised license classification specified herein. Work outside said license classification may be required when said work is considered incidental and supplemental to the performance of the work in the craft for which the specialty contractor is licensed and is essential to the accomplishment of the work in which the contractor is classified. Contractor shall either self-perform said Incidental and Supplemental work or subcontract said work to an appropriately licensed subcontractor in accordance with California Business and Professions Code requirements.

Refer to Exhibit 21 of the bidding documents for work excluded from this UPJO.

The total combined cost for all Job Orders issued will not exceed the Maximum Contract Value of $3,000,000.00 during the 1-year Base Term and $3,000,000.00 during each 1-year Option Term, if exercised by University.

When the work of a job consists only of the trade of this UPJO, the cost of any individual Job Order Authorization will be from $50,000.00 to $500,000.00.

When the work of a job consists of multiple trades, the cost of any individual Job Order Authorization for this UPJO will be from $1,000.00 to $500,000.00.

Repair approximately 1,200 square feet of spalled concrete deck ceiling on the upper parking garage. Repair shall include removal of all spalling or loose concrete. Areas to be repaired must be clean, sound, and free of contaminants. All loose and deteriorated concrete shall be removed by mechanical means. Mechanically prepare the concrete substrate to obtain a new exposed aggregate surface. Remove and repair rebar where reinforcing steel with active corrosion is encountered. Sandblast the steel to a white metal finish to remove all contaminants and rust. Where corrosion has occurred due to the presence of chlorides, high pressure wash the steel after mechanical cleaning. Inspection of rebar repair and application of Sika Repair Materials shall be reviewed by a Certified Deputy Inspector, ensuring that Contractor is following Construction Drawings and Recommended Manufacturer Installation Procedures. Replacement and treating of rebar shall as shown on the drawings. Grouting, crack filling, use of shotcrete or manually applying vertical overhead cementitious repair mortar shall be as indicated on drawings at indicated locations. The uncured material shall be cleaned from tools with water. The cured cement mortar can only be removed mechanically. Final Sika sealer products shall be applied to newly installed concrete.

The Luskin School of Public Affairs Building is a 200,000 gross-square-foot (gsf) academic building comprised of a six-floor main tower (161,500 gsf) and a two-floor addition to the south which houses data center space (22,200 gsf) and the Arts Library (16,000 gsf). The primary construction of the building is steel with concrete shear walls.

The Project consists of providing seismic corrections to the Public Affairs building. Mandatory code corrections triggered by the structural work include disabled access upgrades and fire/life safety improvements. Work shall include:

1. Selective structural strengthening at beams and shear walls with shotcrete, fiber reinforced polymer (FRP), viscous dampers and installation of drag-grade beams.
2. Disabled access upgrades to existing door hardware, toilet room facilities and water fountains including accessibility upgrades along the path of travel as required by code.
3. Repair of waterproof roof membrane where damaged by project scope.
4. Removal of exterior finishes impacted by structural work and replacement in-kind.
5. Removal of interior finishes impacted by structural work and replacement in-kind.
6. Modifications to architectural elements impacted by structural work, including windows, brick facade, etc.
7. Hazardous material abatement.
8. Work sequencing and phasing.
9. Preconstruction services.

The buildings will remain occupied and operational during construction and coordination and staging of occupants shall be required. All work will be sequenced and phased with the performance of disruptive work occurring during off-hours.

SCOPE OF WORK FOR EACH BID PACKAGE: Provide the labor, material and equipment to clean the ductwork systems and air handler units located in multiple buildings as listed below.
A. The minimum requirements shall be satisfied to render HVAC components clean, and to verify the cleanliness through inspection and/or testing in accordance with items specified herein and applicable NADCA Standards.
B. Duct cleaning shall be limited to all supply air pathways including the supply fan unit, distribution ducting, risers, turning vanes, laterals to terminal units and diffusers. Include the cleaning of return air, exhaust air and transfer air diffusers or grills.
C. Prior to any duct cleaning, submit digital photographs of the as-is condition of all ductwork.
D. Remove visible surface contaminants and deposits from within the HVAC system in strict accordance with the specifications.
E. The HVAC system is defined to include all interior surface of the facility’s air distribution system containing internally lined ductwork as indicated in the Contract Documents and floor plan drawings. This includes ducts from the points where the air enters the system to the points where the air is discharged from the system. Coat all internally lined ductwork with a biocidal growth inhibitor.
F. Encapsulate all internally lined ductwork with a water based protective coating to seal all surfaces. Encapsulation shall begin immediately at the air handler, and extend 20’-0” down the ductwork unless otherwise noted by University’s Representative.
G. Report all missing or degraded insulation and repair or replace as approved by the University’s Representative.

Deliverables:
A. Product Data: Submit product description and list of materials.
B. Submit digital photographs of the as-is condition of all ductwork.
C. Submit digital photograph of the ductwork interiors after the work is complete. The “after” photographs shall correspond to the “before” photographs for validation of the work.
D. Process: Submit complete process for treatment, encapsulation and repair.

Design and construction of a faculty housing and parking structure on a 25,732 gsf lot at the corner of Hilgard and Lindbrook Avenues in Westwood, California. The housing shall consist of residential building(s) reaching a maximum height of 78 feet over two levels of underground parking. Room make up shall be mostly 1,000 square foot, 2 bedroom-2 bathroom apartments with living areas and kitchens. Units shall be equipped with a refrigerator, oven, range, microwave oven, dishwasher, washer and dryer for in-unit laundry. The ground floor shall provide lobby and mail facilities; residential support space shall include space for housekeeping, maintenance, communications and trash/recyclable/compostable functions. Vehicular access to the subterranean parking shall be via service driveway from Hilgard Avenue.

The scope of work includes the complete design and construction of the complex including site preparation; installation of a storm water capture system and connection to the city sewer main; provisions for domestic water, fire water, irrigation, sewer, gas, and electrical utilities from city services; and installation of telephone and communications connectivity including cabling, cable television, wireless networking, and an electronic card key security system. Site work includes replacement of city owned sidewalks and street trees impacted by the work; and landscape and hardscape improvements.
