The Project consists of providing seismic corrections to the 292,330 GSF, Neuropsychiatric Institute building in the UCLA Center for Health Sciences (CHS). Mandatory code corrections triggered by the structural work include disabled access upgrades and fire/life safety improvements. Work shall include:
1. Selective structural strengthening at columns, beams and shear walls with Fiber Reinforced Polymer (FRP), cast-in-place concrete or shotcrete and installation of drag-struts for seismic load transfer.
2. Replacement of existing non-compliant fire alarm system on 1-West, (first floor-west wing) and repair existing code-compliant fire alarm system where impacted by structural work.
3. Modification of programming for 1-West fire alarm modifications.
4. Removal and replacement of existing fire sprinkler system where impacted by structural work.
5. Disabled access upgrades to existing door hardware, toilet room facilities and water fountains.
6. Repair of waterproof roof membrane where damaged by project scope.
7. Modifications to architectural elements impacted by structural work, including sun shades, canopies, windows, brick facade, etc.
8. Removal of interior finishes impacted by structural work and replacement in-kind.
9. Hazardous material abatement.
10. Work sequencing and phasing.
11. Preconstruction services.

The buildings will remain occupied and operational during construction and require the coordination and staging of occupants. All work will be sequenced and phased with the performance of disruptive work occurring during off-hours.

Franz Hall Tower is an eight-story building (plus penthouse) with three stories below grade. The Project shall provide seismic corrections on floors 1 through 6 and program improvements on floors 1 through 8, to the 123,723 gsf Franz Hall Tower, which has a Level V seismic performance rating. Upon completion of the work, the seismic rating shall be upgraded to Level III. Mandatory code upgrades triggered by the structural work shall involve disabled access upgrades and fire/life safety improvements.

Program improvements to select areas on floors 1 through 8 - not directly impacted by the seismic scope - shall include reconfiguration of walls to improve space utilization and functionality; modifications to building systems; replacement of ceilings, lighting and finishes; and construction of accessible occupancy restrooms and accessibility upgrades along the path of travel as required by Applicable Code Requirements. Space types located on the above-grade levels include dry research laboratories, faculty and staff offices, graduate student offices, classrooms, meeting rooms and scholarly activity space.

The University currently anticipates that the construction work will be sequenced in (2) phases to allow ranges of floors to be occupied during construction. Impacted occupants shall be temporarily relocated by the University. The basement levels of the tower and the other buildings in the complex shall remain operational during construction. Disruptive work shall be performed off-hours to minimize impacts to occupants remaining in the building during construction.

GENERAL DESCRIPTION OF WORK: Tiverton House is a 100-room hotel in Westwood Village, with an estimated gross-square-feet total of 121,634, and contains five types of guestrooms: Studio, Double-Double, Junior Suite, Executive King, and Grand Suite. In addition, this hotel also provides the following spaces and amenities: Front Desk, Lobby, Recreation Room, Fitness Room, Breakfast Area, Laundry Facilities, Common Kitchen, Business Center, and Library. Parking is provided in an underground garage directly beneath the hotel.

1. Tiverton House Interior Refurbishment (#945264.01): Refurbish all guestrooms as well as selected public areas adjacent to main entrance. Provide new finishes, fixtures, and accessibility upgrades to enhance guestrooms and selected public areas. Provide new finishes, including paint, vinyl-wall-covering, and tiles in guestrooms/bathrooms. Provide new fixtures, including water-closets, bathtubs, showers, and lavatories for bathrooms. Refurbish specific public areas including entrance lobby, reception area, corridors, and public restrooms. Provide new toilet partitions, plumbing fixtures, restroom accessories, and finishes in public restrooms. 2. Tiverton House HVAC Replacement (#944003.01): Existing HVAC for this 100-key hotel consists of a water source heat pump system, and includes a boiler and cooling-tower, both of which are located on the roof. Replace in-kind both the boiler and cooling tower, adjacent infrastructure piping, upgrades to directly-related electrical components, and structural anchorage necessary to comply with seismic requirements. Replace condensate piping, pumps, electrical components, and equipment pad; provide coring of concrete slab for new mechanical piping; provide new wall and roof duct openings; provide new air distribution and return ducts; replace ceiling access panels and thermostats; test and balance the new HVAC system; and repair finishes impacted by the work.
