The University seeks to hire a contractor to perform building automation construction work on an "as needed" basis that will be delivered by Unit Price Job Order (UPJO), and occur on the UCLA Westwood campus as well as off-campus facilities owned by the University. As described in more detail in the Bidding Documents, work under the UPJO will be limited to the following: Building Automation construction work related to Minor Improvement Projects as well as work which includes repairs of, or alterations to, campus buildings, structures, or facilities to continue their usability at the designed level of service. Each Job Order shall have at least 51% of the work within the advertised license classification specified herein. Work outside said license classification may be required when said work is considered incidental and supplemental to the performance of the work in the craft for which the specialty contractor is licensed and is essential to the accomplishment of the work in which the contractor is classified. Contractor shall either self-perform said Incidental and Supplemental work or subcontract said work to an appropriately licensed subcontractor in accordance with California Business and Professions Code requirements. The 5 story Medical Office Building (MOB) is located at 5901 West Olympic Boulevard, approximately 6 miles east of the UCLA Campus and is approximately 95,607 GSF. The proposed project would include seismic improvements on all floor levels and interior tenant improvements of approximately 34,000 GSF of space on floors 1-3. The MOB has a current Seismic Performance Rating of V. Upon completion of the work, the MOB would achieve a Seismic Performance Rating of IV or better and bring the facility into compliance with the UC Seismic Safety Policy. The proposed seismic work will include the installation of approximately 52 seismic dampers placed at specified locations on the inside perimeter of the building's exterior walls. The dampers will be installed diagonally and attached at the bottom and top of the existing steel column bays requiring incidental fireproofing at beam and column modifications. Steel reinforcing plates will be added to existing steel beams and columns to support the installation of seismic damper brackets. Additional seismic reinforcing is required at the existing rooftop mechanical penthouse and at the building foundation at locations along the 1st floor seismic dampers. In addition to the seismic work, the tenant improvements will renovate existing vacated space on floors 1-3, including new interior partitions, floor and ceiling finishes, and new LED light fixtures. Work would also include the restoration of interior building finishes impacted by the installation of the seismic braces such as floor covering, gypsum board column enclosures, window treatments and ceiling finishes. Limited MEP upgrades will be performed to support new clinical spaces including digitally controlled VAV boxes, modified medium and low pressure ducting along with code compliant plumbing and electrical fixtures. Site and building accessibility improvements would include path of travel upgrades along the city sidewalk and building entrance, installation of new ADA handrails and guardrails at existing interior stairs. New accessible signage, restrooms and a drinking fountain are also anticipated. Fire and Life Safety upgrades will convert two existing dry standpipes to wet standpipes along with a new automatic fire sprinkler system on the floors 1-3 to support the new tenant improvements. The relocation of existing Fire Department Connection from east side of the building will be brought closer to Olympic Blvd. The installation of a fire water jockey pump and replacement of the emergency generator is also anticipated. The proposed Project involves the demolition of an existing University-owned six-level, approximately 57,075 gross square foot (GSF) apartment building on the approximately 20,831 square foot (sf) (0.48 gross acre) project site, and construction of an eight-story, approximately 112,000-gsf co-living style of housing with communal living and study spaces on each floor. Co-living housing is a hybrid of dorm-style housing with community bathrooms and shared spaces for students to cook, eat, study, and socialize. The proposed Project would provide 187 bedrooms and up to 545 beds in triple-occupancy rooms, of which at least 65 percent (358 beds) would be offered as affordable beds. When compared to the existing building, the proposed Project would result in a net increase of 445 beds (residents), and a net increase of approximately 54,925 GSF of development. The proposed Project would include a central courtyard, which would be enclosed on all sides and open to the sky, and other landscape and hardscape elements would be installed. On-site vehicular parking for residents would not be provided. A service drive/garage accessed from Gayley Avenue, which would be located at the northwest corner of the building, would provide a single parking space for service vehicles and deliveries and allow direct access for trash removal. On-site alternative transportation facilities would include a bike storage room on the ground level, as well as a designated area for scooter parking. Pedestrian access to the proposed building would be provided from the existing sidewalk on the south side of Gayley Avenue. The site work will include demolition, excavation, site clearing, shoring and installation of concrete shear walls. A hazardous materials report will be available for information, abatement of hazardous materials will include select areas of roofing, sheet vinyl flooring, disposal of fluorescent bulbs. The building will consist of concrete foundations, post tensioned elevated slabs and metal wall framing. Exterior finishes will include glazing systems and integrally colored cementitious plaster while interior finishes will include gypsum board, painted wall board, painted concrete, luxury sheet vinyl flooring at dorm rooms, carpet at common areas and ceramic tile at wet areas. A large subterranean vault will be constructed to house LADWP electrical service equipment to support the electrical needs of the building. Municipal utility connections will include sewer, electrical, domestic and fire water. A gas service is not anticipated as the building will be fully electrified. The project work hours will adhere to Los Angeles City noise ordinances. The Project site is not identified on any lists of hazardous waste sites compiled pursuant to California Government Code Section 65962.5. This project is being presented by UCLA Housing and Hospitality to solicit General Contractors to provide the professional construction services to build a new two-story building with 18 hotel style units and 1 conference room space. The new building is approximately 8,000 square feet. The new building is located at the UCLA Lake Arrowhead Lodge located in Lake Arrowhead, California. The Contractor will provide all the necessary equipment, material, labor and essential construction services, for the following tasks; abatement, demolition, grading, retaining walls, installation of underground utilities, foundations/footings/piers, slab construction, wood framing/shear panel systems, drywall installation, Mechanical, Electrical, Plumbing, metal siding/roofing, flooring/tile work, deck/rail systems, finishing/painting, bathroom accessories, cabinetry, asphalt/concrete site work and landscaping to provide a complete and finished building per the Contract Documents. Hazmat remediation and demolition of the existing 2,170 sf wood-framed accessory structures on the proposed site and redevelopment of the existing parking area are included in the scope of work. The above list is not meant to be an all-inclusive scope of the project. The project will comply with San Bernardino County construction guidelines with respect to permissible hours and days of work. Subject to conditions prescribed by the University of California, Los Angeles, sealed bids for a lump sum contract are invited from Prequalified Contractors for the following work:
The UCLA James Lawson Jr. Worker Justice Center houses the UCLA Institute for Research on Labor and Employment. The building is located nine miles east of the UCLA campus at 675 South Park View Street in the neighborhood of Westlake. The building is 15,373 gross square feet (GSF), including a first and second floor of 6,000 GSF each, a 3,202 GSF basement, and a rooftop penthouse of 171 GSF. The building, constructed in 1941, is recognized as eligible for the National Register of Historic Places by the City of Los Angeles. The project scope includes seismic improvements, mandatory code corrections triggered by the seismic work, and repair and restoration of impacted building finishes. The project provides seismic enhancements, which, upon completion of the work, would achieve a Seismic Performance Rating of IV or better and bring the building into compliance with the UC Seismic Safety Policy. The project upgrades elements of the building's infrastructure, including the HVAC system, interior electrical distribution, hot water, and water distribution system components, accessibility upgrades to the path of travel and restrooms, replacing the elevator, and other code compliance improvements. Seismic improvements include the installation of four full-height shear walls on the inside face of the building's south, west, and north exterior walls. The shear walls require new footings integrated with the existing ones. Concrete and steel drag struts would strengthen the perimeter of each floor, tying the floor and roof slab to the walls and directing seismic forces to the new shear walls. Accessibility improvements along the path of travel include a van-accessible parking space, ramps, gates, thresholds, door clearances, hand and guard rails, restroom renovations, a gender-inclusive restroom facility, elevator upgrades, and improved signage. Additional building improvements include the installation of new fire sprinkler and fire alarm systems; new or upgraded mechanical, electrical, and plumbing (MEP) systems (including new and refurbished historical lighting in select areas); a new elevator; and a new roof system. The building will be vacant during construction. The project scope includes the abatement of hazardous materials. At completion of demolition and abatement work, the Contractor shall document existing conditions whether visible or newly exposed, with a laser scan or equivalent technology as acceptable to the University’s Representative.
