The Division of Laboratory Animal Medicine (DLAM) at the David Geffen School of Medicine (DGOSM) proposes to replace an obsolete steam autoclave with an electric dry heat sterilizer for mice cages in Room B-64 of the Biomedical Sciences Research Building (BSRB). The total project area is approximately 1,666 asf (1,998 gsf). BSRB is a 134,753 gsf (90,557 asf) six-story building, plus a basement level, constructed in 2007. BSRB houses DLAM’s Breeding Colony Management Program, which maintains approximately 7,800 mice cages. The scope of work includes the removal of the existing decommissioned steam autoclave and associated steam pipes; upgrades to the building’s electrical, mechanical, and plumbing systems; provision of an electric dry heat sterilizer; and seismic anchorage, fire/life safety, and accessibility improvements. The estimated construction cost is $2,180,746. This project will renovate the Housing Administration space on the first floor of Sproul Hall into a new student mailroom. The project will relocate the Delta Terrace mailroom to the Housing Services area on the first floor of Sproul Hall. The Housing Services area, totaling approximately 4,100 gsf, will be repurposed to create a new mail and package distribution center. The new mailroom will include approximately 550 secured, self-service locker compartments for delivering and collecting packages for automated student pick-up. The mailroom will also include a back-of-house area for staff to sort and distribute packages to their assigned locker compartments. The Housing Services Center, currently located in the space, is to be demolished. All interior walls, ceilings, casework, light fixtures, mechanical diffusers, carpet, and other finishes are to be removed, unless noted otherwise. All items related to the systems serving other areas or the building at large are to remain in place, including gyp furring and rated walls that conceal and/or protect these existing items. New energy-efficient lighting shall be furnished and installed by the Contractor throughout, along with new mechanical diffusers and connections, data and security systems, and adjustments to the fire alarm and sprinkler systems as needed to accommodate the new layout. Sproul Hall shall remain fully operational and occupied throughout the project. The scope of work for this project includes the furnishing and installing of new booster chiller equipment and associated pumps to serve the existing AHU-3 at the Wasserman Building mechanical penthouse. The work also includes replacement of the existing cooling coil and humidifier dispersion tubes serving AHU-3, along with all required mechanical, electrical, controls, support, and testing work needed to place the system into operation. Mechanical scope includes furnishing and installing a new water-cooled chiller, new chilled water pumps, buffer tank, and related piping and accessories required for the new chilled water system. The existing cooling coil and humidifier dispersion tubes serving AHU-3 will be replaced. The project will also include testing and balancing by an independent AABC-certified agent. Electrical scope includes providing a new electrical panel to serve the new equipment as required. The new panel will be fed from an existing switchboard located on the lower level of the building. New electrical conduits and supports will be routed from the lower level up to the penthouse to provide power to the new equipment and associated accessories. Architectural/demo scope includes temporary removal and replacement of existing ceiling tiles and grid as needed to provide new conduits and supports. Existing hard-lid ceiling areas will also be demolished where required to support conduit routing and installation. Since electrical conduits will be routed vertically through the building shaft, the shaft area will be accessed as needed to complete the conduit installation from the lower level to the penthouse. The work area is primarily located on the west side of the roof within the mechanical penthouse, with additional work on the fifth level and lower level as required for conduit routing, electrical connections, and access to existing building infrastructure. Due to the sensitive and occupied nature of the facility, all project work shall be performed during nighttime hours, except for work within the roof penthouse, which may be performed during normal working hours. This project will replace the obsolete Building Automation Controls and bladder-actuated Variable Air Volume (VAV) boxes in the Neuroscience Research Building (NRB), as identified by an Integrated Capital Asset Management Program (ICAMP) facility condition assessment. The replacements would increase overall building efficiency, reduce future maintenance costs, and bring the systems into compliance with current building codes. The NRB is a six-story facility, including a basement, totaling 130,887 gsf (80,259 asf), constructed in 2004. The building houses a vivarium, as well as wet and dry labs designed to accommodate a wide range of research needs for the Department of Neurobiology and the Brain Research Institute, focusing on how the brain develops, functions, and is affected by disease. The proposed scope of work includes renovating the existing lab spaces with updated air valves for air supply and exhaust, re-adjusting deferred maintenance items related to airflow levels, reconnecting the valves to the existing control system, and testing and balancing for the air and water systems. No modifications would be made to the existing life safety, smoke control, or fire alarm sequencing, control devices, or signals. Any additional control architecture and devices added in parallel would support only non-critical equipment and operations. Hazardous materials abatement shall be required in survey identified areas containing lead paint if areas disturbed. The estimated construction cost is $6,105,294.
