Replacement of interior guts and panel covers in existing distribution panelboards and common space panels. Interior, guts and panel covers shall be furnished by University and installed by contractor. Contractor shall provide temporary power as shown on temporary power single line diagram. Additional work shall include testing existing ground path of conduit and report any issue to University representative.

All works is Phased by floor and shall occur on nights and weekends. Contractor shall coordinate work and access to work areas in advance with University Representative. Contractor shall furnish 5-days written notice to University prior to starting work on new floor.

The University seeks to hire a contractor to perform drywall and framing construction work on an "as needed" basis that will be delivered by Unit Price Job Order (UPJO), and occur on the UCLA Westwood campus as well as off-campus facilities owned by the University. As described in more detail in the Bidding Documents, work under the UPJO will be limited to the following:

Drywall and framing construction work related to Minor Improvement Projects as well as work which includes repairs of, or alterations to, campus buildings, structures, or facilities to continue their usability at the designed level of service.

Each Job Order shall have at least 51% of the work within the advertised license classification specified herein. Work outside said license classification may be self-performed by Contractor when said work is considered incidental and supplemental to the performance of the work in the craft for which the specialty contractor is licensed and is essential to the accomplishment of the work in which the contractor is classified. In such cases, the value of said incidental and supplemental work shall not exceed 5% of the Job Order Sum. If the work outside the Contractor’s license classification exceeds 5% of the Job Order Sum, then Contractor must either hold the appropriate additional specialty license classification or subcontract the work to an appropriately licensed subcontractor.

The total combined cost for all Job Orders issued will not exceed the Maximum Contract Value of $5,000,000.00 during the 1-year Base Term and $5,000,000.00 during each 1-year Option Term, if exercised by University. When the work of a job consists only of the trade of this UPJO, the cost of any individual Job Order Authorization will be from $50,000.00 to $650,000.00.

When the work of a job consists of multiple trades, the cost of any individual Job Order Authorization for this UPJO will be from $100.00 to $650,000.00.

Subject to conditions prescribed by the University of California, Los Angeles, responses to the University's prequalification documents for a lump sum contract are sought from prospective prime contractor bidders (hereafter “bidders”) for the following project:

The UCLA James Lawson Jr. Worker Justice Center houses the UCLA Institute for Research on Labor and Employment. The building is located nine miles east of the UCLA campus at 675 South Park View Street in the neighborhood of Westlake. The building is 15,373 gross square feet (GSF), including a first and second floor of 6,000 GSF each, a 3,202 GSF basement, and a rooftop penthouse of 171 GSF. The building, constructed in 1941, is recognized as eligible for the National Register of Historic Places by the City of Los Angeles. The project scope includes seismic improvements, mandatory code corrections triggered by the seismic work, and repair and restoration of impacted building finishes. The project provides seismic enhancements, which, upon completion of the work, would achieve a Seismic Performance Rating of IV or better and bring the building into compliance with the UC Seismic Safety Policy.

The project upgrades elements of the building's infrastructure, including the HVAC system, interior electrical distribution, hot water and water distribution system components, accessibility upgrades to the path of travel and restrooms, replacing the elevator, and other code compliance improvements. Seismic improvements include the installation of four full-height shear walls on the inside face of the building's south, west, and north exterior walls. The shear walls require new footings integrated with the existing ones. Concrete and steel drag struts will strengthen the perimeter of each floor, tying the floor and roof slab to the walls and directing seismic forces to the new shear walls. Accessibility improvements along the path of travel include a van-accessible parking space, ramps, gates, thresholds, door clearances, hand and guard rails, restroom renovations, a gender-inclusive restroom facility, elevator upgrades, and improved signage.

Additional building improvements include the installation of new fire sprinkler and fire alarm systems; new or upgraded mechanical, electrical, and plumbing (MEP) systems (including new and refurbished historical lighting in select areas); a new elevator; and a new roof system. The building will be vacated during construction.

The project will achieve a LEED version 4 – New Construction (Interior Design and Construction) minimum silver certification rating, and strive to achieve a Gold certification rating.

The project scope includes the abatement of hazardous materials.
