Subject to conditions prescribed by the University of California, Los Angeles, sealed bids for a Unit Price Job Order ("UPJO") contract are invited for the following work:

The University seeks to hire a contractor to perform concrete construction work on an "as needed" basis that will be delivered by Unit Price Job Order (UPJO), and occur on the UCLA Westwood campus as well as off-campus facilities owned by the University. As described in more detail in the Bidding Documents, work under the UPJO will be limited to the following:

Concrete construction work related to projects where the total construction cost of all work associated with the project related to Minor Improvement Projects as well as work which includes repairs of, or alterations to, campus buildings, structures, or facilities to continue their usability at the designed level of service.

Each Job Order shall have at least 51% of the work within the advertised license classification specified herein. Work outside said license classification may be self-performed by Contractor when said work is considered incidental and supplemental to the performance of the work in the craft for which the specialty contractor is licensed and is essential to the accomplishment of the work in which the contractor is classified. In such cases, the value of said incidental and supplemental work shall not exceed 5% of the Job Order Sum. If the work outside the Contractor’s license classification exceeds 5% of the Job Order Sum, then Contractor must either hold the appropriate additional specialty license classification or subcontract the work to an appropriately licensed subcontractor.

Refer to Exhibit 21 of the bidding documents for work excluded from this UPJO.

The total combined cost for all Job Orders issued will not exceed the Maximum Contract Value of $3,000,000 during the 1-year Base Term and $3,000,000 during each 1-year Option Term, if exercised by University. When the work of a job consists only of the trade of this UPJO, the cost of any individual Job Order will not be over $500,000.

When the work of a job consists only of the trade of this UPJO, the cost of any individual Job Order Authorization will be from $1,000.00 to $500,000.00.

When the work of a job consists of multiple trades, the cost of any individual Job Order Authorization for this UPJO will be from $1,000.00 to $500,000.00.

Replacement of obsolete Building Automation Controls and bladder actuated VAV Boxes. Provide new VAVs to all zone airflow devices and furnish system adjustments for airflow optimization; provide HVAC occupancy sensors and VAVs for exhaust system and adjustments for Airflow Optimization. A number of Energy Efficient Measures will also be considered as Alternates.

Work shall also include patch and paint of walls and repair of all finishes impacted by the work. Work shall include all relevant air testing and balancing.

The building will be occupied and operational during the performance of the work. Contractor shall coordinate work to minimize impact to operations. Contractor shall furnish temporary air to critical areas that cannot be vacated during performance of work. Work will be required during both business and non-business / after hours.

Contractor shall conduct air surveys and provide Air Balance report prior to initiating scope of work listed above. Contractor shall provide documented air balance reports at completion of construction indicating achievement of air balance values listed in construction documents.

No Hazardous Materials abatement in the scope of work.

Contractor shall renovate Rooms 4335, 4341, 4345, 4351, and 4359 on the 4th floor of Young Hall to convert them into a Computational Theory Lab capable of accommodating approximately forty students/researchers and handling the projected volume of procedures and experiments required for current and future research needs. The project area is 4,331 a.s.f. (5,116 g.s.f.) and is located on the west side of the south wing of the building.

The proposed program includes a large open office area with gathering spaces, open workstations, a conference room, a pantry, and two phone rooms. Demolition and modifications to existing walls and mechanical, electrical and plumbing systems are required to accommodate the new program. Current VAV boxes require replacement and current ductwork require modification to support the new space requirements. The adjacent restrooms will also be selectively upgraded for accessibility compliance.
