The Los Angeles campus proposes to construct the 901 Levering Student Housing project. The site, purchased by UCLA in May 2024, currently consists of five aging residential buildings with 42 apartment units. This project will demolish the existing buildings and construct a 19-story building with approximately 145 apartments, totaling roughly 310,000 gross square feet. The project will provide approximately 1,130 new undergraduate student beds in predominantly four-bedroom (double occupancy) units. The proposed building will be a Type I high-rise concrete structure. Exterior materials will include a prefabricated curtainwall panel system with fiber cement or ultra-high-performance concrete, metal panels, and punched window components. Exterior materials at the building base will include curtain wall and storefront systems, integral color cement plaster, and architectural-grade exposed structural concrete. The project will connect to municipal utilities, including domestic water, fire water, sanitary sewer, and stormwater. Electrical and telecommunications utilities are anticipated to connect to the University’s campus loop. The project will include an outdoor terrace, entry, and rear courtyards, enclosed on all sides and open to the sky, as well as other landscape and hardscape elements. A service drive accessed from Levering Avenue, located at the southeast corner of the building, will provide direct access for maintenance and service vehicles, deliveries, and trash removal. On-site alternative transportation facilities will include ground-level bicycle storage and a designated scooter parking area. Pedestrian access will be provided from the existing sidewalk on the west side of Levering Avenue and via a street-level connection at Weyburn Place on the building's fourth level. The Project shall comply with the University of California Policy on Sustainable Practices and achieve a minimum LEED – NC Gold Certification rating. The project work hours will adhere to Los Angeles City noise ordinances. The Project site is not identified on any lists of hazardous waste sites compiled pursuant to California Government Code Section 65962.5. UCLA has been assigned a waste load allocation (WLA) of “zero trash discharge” in its campus storm drains, as outlined by the National Pollutant Discharge Elimination System Phase II Municipal Separate Stormwater System (MS4) Permit, issued by the Los Angeles Regional Water Quality Control Board (LARWQCB). The proposed project would bring UCLA into compliance with these requirements. The zero-trash-discharge WLA requires the removal of trash greater than or equal to 5 millimeters in size from the campus stormwater conveyance system. The scope of work includes land surveying, geotechnical investigation, excavation, piping, electrical work, and the installation of a Hydrodynamic Separator (HDS) system to intercept trash conveyed by UCLA storm drains. The HDS system is proposed at three campus locations: (1) the Botanical Garden, (2) Westwood Plaza at Le Conte Avenue, and (3) the intersection of Charles E. Young Drive West and the Parking Structure 8 exit driveway. This project consists of the replacement of the existing HVAC equipment servicing UCLA Housing's Canyon Point Residence Hall. Canyon Point is an undergraduate student residential facility located in the northwest quadrant of the campus. The facility includes 214 student rooms and three faculty apartments. The 107,419 gsf building, originally constructed in 1991, is subdivided into 8 “Houses,” varying from three to four stories. The University proposes to stabilize the concrete deck that separates Switzer Plaza from the north section (Level A) of Parking Structure 18 (PS-18)), which has deteriorated due to water intrusion caused by waterproofing system failures. PS-18 is a 484,000 square foot structure constructed in 1977, consisting of a north subterranean parking section beneath Switzer Plaza and a south parking section adjacent to Le Conte Avenue. The project area totals 37,730 gsf and impacts 14 parking bays. Upon completion of this stabilization project, further investigations will assess the water damage and inform a permanent solution. A separate project will then address structural repairs. The scope of work includes the installation of a temporary, horizontal steel truss reinforcement system to transfer Switzer Plaza’s structural loads to Level A of PS-18 and stabilize the structure for future repairs. This project will replace the obsolete emergency power system at 200 Medical Plaza (MP200), also known as the Peter Morton Medical Building. The project will include the removal, decommissioning, and replacement of two existing 1000 kW emergency diesel generators along with their associated controls. The existing load banks will also be removed and replaced with new resistive load banks sized to match the new generator capacity. To support the new equipment, the existing day fuel tank will be decommissioned and replaced, and the diesel exhaust treatment system will be upgraded to comply with current South Coast Air Quality Management District (SCAQMD) requirements. In addition, seven Automatic Transfer Switches (ATS), the paralleling switchgear, and all associated conductors currently distributed throughout the building will be removed and replaced in their entirety. A new equipment platform will be constructed to support the generators, while temporary cabling routed into the B-level central plant and roof-level electrical room will be properly weatherproofed and fireproofed. The scope also includes modifications to the existing roof structure to accommodate new loads. This will require removal and replacement of the roof membrane, insulation, substrate, drains, and waterproofing in all areas affected by the work. An expansion of the existing roof opening will be carried out, including the installation of new structural framing to support a new roof hatch and ladder. Structural strengthening will be incorporated as required, along with new roof curbs for the equipment. Finally, the project will address the restoration of interior components impacted by construction, such as fire sprinkler systems, HVAC components, ceiling finishes, wall and ceiling repairs, and painting. Ancillary components necessary for a complete, fully operational, and code-compliant system including new breakers for the paralleling switchgear, will also be replaced as part of the work. The abatement of Hazardous Materials is required. The CM/Contractor shall furnish all equipment listed in Exhibit 33, or equal. Bidders shall bid the cost to furnish all equipment listed in Exhibit 33 in the space provided on the Bid Form. Furnishing of listed equipment includes, but is not limited to, furnishing, insuring, ordering, receiving, storing, protecting and delivering all CM/Contractor Furnished Equipment identified in the Contract Documents. The installation of the equipment will be bid in Bid Packages.
