Contractor shall provide all the labor, materials and equipment associated with the demolition and replacement to refurbish student rooms, lounges, corridors, and lobbies in De Neve’s Cedar and Dogwood residential buildings. The project would refresh wall, ceiling, and floor finishes in the student rooms and common areas. The student rooms will receive new paint, vinyl plank flooring, base, and hardened wall panels in select areas of high impact. The common areas, including lounges and hallways, will receive new flooring and wall finishes.

The work will be divided into two phases:

Phase 0 - Submittals and Procurement

Phase 1 - Construction

The University currently anticipates Phase 1 to begin no sooner than June 17, 2024 and to be completed by August 30, 2024. The work will be performed when the building is unoccupied, during summer 2024.

Project Description
Subject to conditions prescribed by the University of California, Los Angeles, sealed bids for a Lump Sum contract are invited for the following work:

Replacement of obsolete Building Automation Controls and bladder actuated VAV Boxes. Provide new VAVs to all zone airflow devices and furnish system adjustments for airflow optimization; provide HVAC occupancy sensors and VAVs for exhaust system and adjustments for Airflow Optimization. A number of Energy Efficient Measures will also be considered as Alternates.

Work shall also include patch and paint of walls and repair of all finishes impacted by the work. Work shall include all relevant air testing and balancing.

The building will be occupied and operational during the performance of the work. Contractor shall coordinate work to minimize impact to operations. Contractor shall furnish temporary air to critical areas that cannot be vacated during performance of work. Work will be required during both business and non-business / after hours.

Contractor shall conduct air surveys and provide Air Balance report prior to initiating scope of work listed above. Contractor shall provide documented air balance reports at completion of construction indicating achievement of air balance values listed in construction documents.

No Hazardous Materials abatement in the scope of work.

All fire-suppression equipment shall be University Furnished / Contractor Installed. Phase 1 construction will include installation and commissioning of new fire-suppression system for both helipads by a FireDos authorized installer. Additional work will include but not be limited to, new equipment-pad and flashing, patching of roof by a Sika Sarnafil authorized installer, piping installation with seismic restraints, and electrical connections to panel. Phase 2 will consist of the removal of all existing equipment that is no longer functional due to installation of new equipment in Phase 1.

SMUMC NURSE CALL REPLACEMENT (944133.01):

Contractor shall replace the hospitals existing Responder IV Nurse Call System (excluding the Merle Norman Pavilion (MNP)) at Santa Monica UCLA Medical Center with a new Hillrom (Baxter) Nurse call system as described in the plans and specifications.

The scope of the system includes 15 milestones as identified in the project TIO document. The order of the milestones listed is not guaranteed and may change as necessary to allow for operations of the hospital. The University may require that milestones be broken up to allow for operations of the hospital. The University will advise on which milestones can be worked on in coordination with the Contractor to complete the work. The University will make every effort to make areas and rooms available to the contractor but the availability of the areas and/or rooms is not guaranteed. The Contractor may be expected to work on up to 8 rooms at a time. Rooms may or may not be adjacent. The Contractor must coordinate with University’s vendor Hillrom (Baxter) who will be installing the devices for the said nurse call system and all other University Vendor’s related to the project. Contractor shall remove the existing nurse call system.

Contractor is responsible for any and all required CIRA/ICRA containments throughout the process of the work including supporting all University Vendors to completion. The CIRA/ICRA levels in any given area may be Level 2, 3 or 4 depending on the area and the work to be performed. The contractor is responsible to work and coordinate all testing and inspections to allow for the rooms to be approved by HCAI for occupancy.

The Contractor is required to coordinate any Fire Alarm shutdowns and connections to the nurse call system. Contractor may be required to work night and weekends in certain areas (not patient rooms) such as Operating Rooms, areas not occupied by patients and other areas shown in plans.

1. Deferred Maintenance FY 21-22 CHS A4-141 AHU-17 Replacement (#6742018): The University proposes to replace AHU-17 located on the A-floor in Mechanical Room A4-141 of CHS (approximately 527 sq. ft of space). The project will require MEP and Structural work. The proposed project will reduce maintenance cost, yield more reliable comfort for building occupants and allow for greater energy efficiency. The unit serves 50 rooms, is past its useful life and is inaccessible to maintain. The project scope includes but is not limited to demolishing existing mechanical air handler units AHU-17, AHU-88, and AHU-86 and all existing associated controls, ducts, vacuum system, hydronic piping, and (3) existing booster fans. Provision of all new ductwork, extended concrete pad; provision of (1) new Air Handling Unit and (1) Control Panel and integration with the existing BMS, new AHU testing and balancing with a report documenting all results; running conduit with control wires to respective control devices; provision of new valving and provision of a new disconnect switch and breaker for the new AHU. The project scope also includes the provision of a temporary air system while construction of the new Air Handler Unit is taking place, as specified in the construction drawings and specifications. Contractor shall conduct an air survey and report all results for the existing air handler unit prior to demo as well as an air survey for the new unit upon installation completion. The Facility will be occupied and operational during the performance of the work. Portions of the scope may require after hours, overnight work and/or weekend work. Abatement of Hazardous materials is required.

Deferred Maintenance FY 21-22 CHS A2-156 AHU-20 Replacement (#6742020): The University proposes to replace AHU-20 located on the A-floor in Mechanical Room A2-156 of CHS (approximately 544 sq. ft of space). The project will require MEP and Structural work. The proposed project will reduce maintenance cost, yield more reliable comfort for building occupants and allow for greater energy efficiency. The unit serves 80 rooms respectively. The unit is past its useful life and is inaccessible to maintain. The project scope includes but is not limited to demolishing the existing mechanical air handler unit AHU-20 and associated controls ducts, hangars and mounting hardware, condensate lines, and hydronic piping, pneumatic controls, and wall damper. It also includes dismounting and relocating the existing exhaust fan with provision of new exhaust to duct, core drilling a 6" diameter through existing floor slab for new condensate line. The space will reuse the existing floor sink for condensate drain from the cooling coil. It also includes the provision of all new ductwork; (1) new air handler unit; a new wall-mounted mechanical control panel and integration with the existing BMS, new AHU testing and balancing with a report documenting all results; running conduit with control wires to respective control devices; provision of new CHWS, CHWR and Steam to coils and provision of a new disconnect switch and breaker for the new AHU. The project scope also includes the provision and installation of a temporary air system as specified in the construction drawings and specifications while construction of the new Air Handler Unit is taking place. Contractor shall conduct an air survey and report all results for the existing air handler unit prior to demo as well as an air survey for the new unit upon installation completion. Subject to conditions prescribed by the University of California, Los Angeles, responses to the University's prequalification documents for a CM at Risk contract (on which the University is considering utilizing Best Value Selection methodology) are sought from prospective CM/Contractor bidders (hereafter “bidders”) for the following project:

UCLA Health proposes to convert the west, east, and north wings of the fourth floor of Ronald Reagan UCLA Medical Center (RRUMC) from Behavioral Health to Medical/Surgical spaces to expand inpatient bed capacity by up to 103 beds, an approximately 20 percent increase in inpatient capacity at RRUMC. The project would also add a new patient unit to the administrative wing on the south side of the building and would expand the north unit into the administrative bridge connecting the north of the building. The project would upgrade the building infrastructure to support acute care needs and the additional beds.

The proposed RRUMC Fourth Floor Patient Care Reconfiguration, UCLA Health project will renovate approximately 67,400 gsf of the 115,600 gsf on the fourth floor to accommodate the proposed program, including alteration, replacement, and upgrades throughout the affected areas of the fourth-floor building systems. Much of the existing infrastructure will be reused while providing all code-required spaces and maintaining operational efficiencies. The alterations will address Americans with Disabilities Act compliance, changes associated with building system upgrades and operating efficiencies, sustainability, safety, and security.
